الوصف: 房地產具有稀有性、基本需求性及不可移動性,近年來對人們財富影響逐漸加劇,愈來愈多的投資人對房地產投資興趣大增,相較於金融商品、衍生性金融商品等投資項目,房地產投資似乎有更大的吸引力同時也多了一層面紗,讓一般投資大眾既愛又恨。 本研究透過自民國87年1月1日至民國96年12月31日期間,信義房屋仲介公司於台中市南區、南屯區、北區、北屯區、西區及西屯區六個區域房屋成交資料,經由「Pearson相關性檢定」及「兩相依母體的成對T檢定」,比較台中市各區域間房屋價格相關性、各區域間在月、季、年的報酬率、各區域間平均月週轉率、各區域間月報酬率與週轉率的乘積,做差異性檢定。此外,本研究另將原始資料期間區分為民國87-91年(景氣壞,前期)及民國92-96年(景氣好,後期)各別五年期間,同樣做上述差異性檢定。 根據研究原始資料分析及實証結果觀察到:南區在成交單價、成交總價及成交價位分布區間,皆為價格最低的區域;西區及西屯區最高成交總價個案及成交價位分布區間,為最高的兩個區域;過去十年間,台中市各區域房價漲跌幅成正相關走勢;過去十年間或近五年,在月、季或年報酬率的差異檢定中,僅西屯區的年報酬率顯著優於南區,其他期間或區域比較檢定結果皆無法判定哪一個區域有較佳的報酬率;過去十年間,只有南區、西區與北區的週轉率檢定結果是顯著,北區的週轉率明顯優於南區及西區;近五年間,南屯區、北區、北屯區及西屯區週轉率檢定結果顯著皆優於南區及西區,北區週轉率檢定結果亦顯著優於南屯區;各區域間月報酬率與週轉率的乘積做差異性檢定結果,無論過去十年間或近五年間,皆不顯著。 ; The real estate has the charicters of rarity, demand and not the transportability. In recent years the real estate is gradually intensified to the influence of wealth, the more and more investors greatly increased to interesting in the real estate investment. Compare to investment in financial commodity and derivatives, the investment in real estate has a stronger attraction to people. This research data period is from 1998 January 1 to 2007 December 31, those include the houses bargain records of Sinyi company in six districts of Taichung City :South district, Nantun district, North district, Beitun district, West district and Situn district. By the test methods of & quot ; Pearson''s Correlation Coefficient & quot ; and” Paired-Sample T Test & quot ; resercher compares the houses investment reward rate ,average turnover and the product of reward rate and turnover among Taichung City's six districts, and with period scale in month, season and year. In addition, resercher segmentalizes period to 1998-2002 (booming is not good, earlier period) and 2003-2007 (booming is good, later period), and similarly made the above different examination. According to the examination results, South district ranks the lowest in per area price and unit price among the six districts.West and Situn districts rank highest unit price.
